Lodging Review: Snow Flower Condos Unit 43, Park City, Utah

Our ski club stayed here for a week in early January. The property is older but the location is fantastic.

The property is comprised of four buildings along Silver King Drive with Building 1 being the one closest to the intersection of Three Kings Road and Building 4 being furthest up the hill. Each building has an underground garage and one parking space allocated to each unit.

Our motorcoach brought us to the Building 1 garage entrance and, since we’d paid for porterage, the staff met us there and collected all our luggage. So it was left to us to find our rooms and our bags were delivered shortly thereafter. If you are being dropped off by a shuttle or otherwise not being taken directly to your building, it’s definitely worth paying for porterage if you’re lugging giant ski bags and groceries.

The office is located at the top of the steps of Building 1 and our trip leaders commented that the staff there was extremely easy to work with.

The property isn’t especially memorable from the street level but as you can see from the two photos below, it is right at the base beside the First Time and Eagle lifts. The pool and hot tub shown below are between Buildings 1 and 2. There is another, smaller pool/hot tub attached to Building 4 but easily accessible from Building 3. All of the buildings have exterior access in the middle of the building. On the street side there’s a front door or you can walk out through the garage. Slopeside access is achieved via the ski locker room. All non-public doors, including individual units, are accessed via a key code so there’s no issue about losing your key, only your brain forgetting the code!

Public Areas

Each building has an open courtyard in the middle with the units arranged around it. The ski locker rooms are on the ground floor and next to that are some special use areas. In Building 1 that space is a conference room/gathering place. We had a couple of group dinners there. In Building 2 that space is a small gym.

Laundry facilities are located on the second floor of each building, per the website. I did not personally check it out.

Building 1 has the easiest access to the pool and hot tub area. Those in Building 2 must exit in the middle of the building and take the pathway down and around the pool to its entrance.

Building 2 has the shortest access to the slopes though it is slightly uphill to reach a lift. Buildings 3 and 4 can ski down to the lifts, conditions permitting. When we arrived, snow coverage was thin and our folks in Building 3 had to hike up a little to reach their building because they could not ski across the Eagle lift. Skiing to Building 1 is easy enough, it’s just a bit of a longer walk to the lifts though if there’s a break in the maze of the First Time lift you can scoot in there.

The ski locker room is not carpeted but thankfully has mats on the floor to help keep your ski boots from slipping. Each unit is assigned its own locker, usually with a generic combination lock, and the code will be provided to you at check-in. There’s plenty of room for about 6 pairs of adult skis and many lockers also have hooks for hanging various other pieces of equipment. Though the room is heated, I’d still recommend storing your boots in your unit.

Unit 43

One thing to keep in mind about this property is that units are individually owned. So while some things are/should be standard, like maintenance, the decor and such are determined by the owners’ investment into the unit.

From talking with one of the owners of a different unit, I understand that this property was built in the late 1970s and while I would assume most of the units have been refreshed several times in the last 40+ years, there are some things – like lack of electrical outlets and out-dated heating systems – that are not-so-easy to change. And while I understand that, I point it out so you’re not caught unaware.

This unit is a 3 bedroom/2 bath. I love that you can look at individual units on the website and you can see the professional photos here although I have my own below. That link also has photos of the ski locker room and the laundry room. The unit photos appear to be mostly the same with the exception that the TV is now mounted over the fireplace.

Upon entering the unit, the kitchen is immediately to the left.  There is a bar with four high-top chairs which we often used at breakfast.

On the right is a nook with a built-in bench, great for storing ski boots and hanging coats on the hooks above it. There’s also an entrance to the master bathroom, which is huge and L-shaped.

Stepping further into the unit you’ll find the dining table, set for six although one of the chairs was so wobbly we set it to the side and reported it to management as we did not want to take the blame for breaking it.

To the right is a nook with a large closet, a built-in cupboard where games were stored and the entrance to the master bedroom. To the left was a small hallway with the other two bedrooms and a bathroom in-between.

Beyond the dining table was a large L-shaped sofa and there was another sofa against the back wall.  You can see that other sofa in the photo of the dining area above.

There’s also a small porch that can be accessed from either a regular door in the living room area or via a sliding glass door in the master bedroom. This unit does not have a view of the slopes but of the tennis courts. This unit is right over the driveway into the underground garage so on mornings when the snow needs to be scraped from the streets you’ll hear the truck hard at work around 5 AM.

Master Bedroom and Bath

The master bedroom has a king-sized bed with a night stand on either side. Across from the bed is a large furniture piece that looks as if it was left over from someone’s dining room. A small TV sits on it. Each side of the unit has two smaller drawers and one large drawer. There is a cabinet in the middle.

The master bath is huge. It boasts a double-sink vanity and toilet upon entering from the bedroom.

Across from the tub is a large shower. The door beside the shower is the one that leads to the entry hall.

Bedroom 2

The second bedroom has a queen bed with two night stands, a chair, and a dresser.

Bedroom 3

The third bedroom, likely most often used for children, has two twin beds. But upon request the twins can be joined into a king bed. If you choose the king option, be sure to have the single night stand put on the side by the closet to give yourself room to get into it.

Hall Bath

In the short hall between the second and third bedrooms is another bathroom. It has a single-sink vanity and a large shower stall. My biggest issue with this bathroom is there’s almost nowhere to store anything. Extra towels, TP and tissues are stored under the sink. There’s exactly ONE towel rack and one double hook. That means there’s nowhere to hang hand towels. Wet wash cloths must be hung off the side of the towel rack. It would also be great if a clothes line could be added to the shower to make it easier to hang up wet swimsuits.  There was a wall-mounted hair dryer in each bathroom.

These units are now over forty years old and it definitely shows in some places. It’s often the little things that can be the difference in luxury accommodation and just very good accommodation. For example, peeling paint on the light switch cover in the hall bath. The outlet over is crooked – is it the outlet itself or just the cover that’s crooked?

Though I didn’t take a photo, on the fence near the hot tub, there were quite a few chips and you could see various layers of color. I understand that all these things are low on the list of things to get fixed but details matter. Would it keep me from staying here again, of course not, the location is too good. But that doesn’t mean small things should slip.

The worst thing I dealt with was the drawers in the chest in the third bedroom. Of the five drawers, at least three of them no longer stayed on the track, so that each time I pulled the drawer out I had to catch it to keep it from completely falling out of the chest. Annoying and not something you expect from a unit that goes for nearly $1000 per night.

Gym

The small gym is located in Building 2 and is open from 8 AM to 10 PM daily. No one under age 14 is allowed.

Pools and Hot Tubs

The pools and hot tubs open at 10 AM though the covers remain on until 4 PM or until someone asks the maintenance crew to remove them. The large pool and adjacent hot tub are between buildings 1 and 2.

In the end

Location, location, location. This place has it in spades. It’s a very short walk to the closest bus stop (Three Kings at Silver Queen Drive) or you can walk across the base of the slopes/resort parking lot to the major bus terminal there. It’s a very short walk to the First Time or Eagle lifts and from there the mountain is yours. As a whole the facility is great but some individual units may need some TLC.

    Have stayed at snowflower for ski trips many times and in all the buildings, and your review nailed it!

    A favorite part of skiing at Park City for me is the last run from top to bottom right to the Snowflower condo entrance, drop the skiis and hit the hot tub!

    Have to say, not a fan of what the gondola connection with the Canyons area has done to crowding on the Park City side. Hope there is a fix coming for the resulting bottleneck at the Silverlode lift base.

    Thanks for your complete reviews! We have reservations at Steamboat Storm Meadows bldg A and were trying to figure out the hot tub situation in that building. Your review there was also very helpful. Hope there’s enough snow on the ski in/out trails, not nearly as nice as Snowflowe for that!

      Yes, the Storm Meadow condos at Steamboat can work for or against you depending on how much snow you have. Hopefully by now there will be plenty to make access to/from the slopes easy.
